Owning the home of your dreams is something that everyone wishes at one point in their lives. Columbus realtor Chris Anderson helps make that dream a reality and has been doing so for over 19 years. Ups and downs are part of every business and when you are a realtor you are, in essence, a small business owner. Helping people live in their dream homes is just icing on the cake. So how did this realtor achieve $6.2 million in sales in one year?

Not every home sale can be over a million dollars. Quite often, those home sales are rare and take quite a long time for the sale in Ohio. Many of Chris Anderson’s home sales are modest family homes in residential areas of Columbus or Central Ohio. Over the last 24 months, Anderson has sold 25 listings and helped 17 buyers purchase a home. These numbers are important as it shows the level of homes that are found in Central Ohio. The average list prices of homes sold by Anderson was $247K. Whereas, the median home price in the United States is $231K and only $179K in Ohio according to Business Insider. In fact, Ohio is home to the top 3 lowest average home costs. This means that Anderson achieved home values for above-average costs in Ohio. Overall Anderson kept pace with the US average home cost which is also a good indicator of his bargaining and negotiating power both as a seller’s agent and buyer’s representative.

What is your list?

Listing price is an important metric. When a realtor lists a home it is important that they work with the seller to get them the best sale price. On average, Anderson was able to list homes for $247K and sell homes for a profit at $249K; this makes sellers happy. When you sell your home you want to be sure that you are getting the most for it and this metric shows that Anderson did just that.

Good realtors track metrics

Anderson uses Homesnap to track realtor metrics and see how he is doing year over year. This helps to identify trends and gain insights into the market. By quickly evaluating where he most commonly sells homes he can easily see trends in the area that other realtors might not be aware of. All this is great information but the real power behind it is Anderson’s experience in the market.

Find the best home for buyers

Another key statistic is that Anderson sold 24 homes, 7 of which were condos. Buyers have diverse options and being flexible is important in terms of home choices. Some buyers are looking to downsize from a larger home and do not want the maintenance of a larger home. Condos are often great choices for starter homes, single-parent homes, or those who want to downsize. Anderson also helps many seniors and empty-nesters as well. As an accredited SRES (Senior Real Estate Specialist), he finds homes for those who are looking to downsize from a larger multi-level family home. Having options available for his clients to choose from has helped Anderson improve his sales. In fact, the home prices he sold range from $89K to $583K plus; a great average price considering the Columbus Ohio market. By expanding his reach to areas just outside of central Ohio Chris also expanded his client base. Some people want to live in a busy city, some want the suburbs, and some want to be outside of it all just beyond the city in more of a rural setting.

Riding for a cure

Anderson is very involved in the community as a high school football and basketball officiant in local games. He is also involved with his local church and is an avid cyclist supporting the American Cancer Society for Pan Ohio Hope Ride as well as the Pelotonia. Not being just another realtor on a bench, Anderson believes in donating his time to help others and has done so for many years. These beliefs show in his work and relationships with his clients. Many realtors are only about the sale but he believes in supporting and helping others truly finding their dream home.

Consistency in down markets

When the market faced a severe downturn in 2008, Anderson still had consistent sales. In fact, he was named RE/MAX comeback agent of the year! It was difficult for all agents at that time but since there have been many ups and market is currently very strong. Should downturns happen, Anderson has produced solid and consistent results and sales which matters most to buyers and sellers. Having an agent with such experience is very important so choosing an agent that you can trust is essential.
